Graced Villa Estate

This is the first primary project of the organization, conceptualized by the organization and capital project sourced from funders. Gideon Property Developers has earmarked to develop a programme comprising of 250 Res 1 houses; 60 Res 2 Townhouses; an Office Business Park; Apartments and a Hotel on a 21 hectares of land, close to Mall of the North for the outer year 2025.

This strategic expansion of Gideon Property Developers’ portfolio marks our second self-conceptualized project, with capital secured through targeted investor partnerships. The organization has been approved to develop Rietveli Estate, currently in the Rezoning/Township Establishment stage.

  This represents Gideon Property Developers' third institutional-scale project, conceived by the organization with capital structuring through strategic equity partnerships. The Bethel Estate programme comprises: 120×250m² double-storey houses; 160×180m² single-storey units; 380×160m² apartments; 800×6m² office spaces; and a 120-room hotel with 30 penthouses and premium amenities - all configured as an integrated mixed-use development.

  • Gideon Property Developers is actively pursuing the acquisition of a strategic pipeline of land parcels in and around Polokwane. The focus is to      replicate the success of the Graced Villa Estate through similar townhouse      developments.
  • A  total of 100 hectares of land has been earmarked for acquisition, forming      the foundational base for upcoming residential and mixed-use projects.
  • The land assembly process is being prioritized to ensure project readiness and      seamless transition into planning and development phases.

  • The company has identified key land portions for formal township      establishment, aligning with municipal spatial development frameworks and      urban growth strategies.
  • These areas will be formalized for residential and mixed-use development,      mirroring the layout and quality of Graced Villa Estate.
  • The township establishment process includes rezoning, subdivision planning, and securing necessary environmental and developmental approvals.

  • We are preparing a comprehensive development program on a  21-hectare site located near Mall of the North, targeting implementation      in the outer year 2025.
  • The planned project includes:
    • 250       Residential 1 (Res 1) units for free-standing family homes
    • 60 Residential 2 (Res 2) townhouses for medium-density living
    • A mixed-use       office business park to support local economic activity
    • Multi-storey       apartment blocks to cater to the growing urban population
    • A hotel       development to enhance the area's hospitality and tourism offering
  • All  developments will be fully serviced with bulk and internal infrastructure,      including roads, water, sanitation, and electricity, to ensure long-term      sustainability and urban integration.
